Buying new construction in Florida? Bring your own agent.
Florida builds more new homes than almost anywhere in the country. The friendly rep in the model home works for the builder. We work for you, in all 67 counties, and it usually costs you nothing.

How it works with us
- Call us before your first model-home visit. Most builders need your agent registered on day one.
- Shop communities and builders. We compare floor plans, lots, HOA and CDD fees, and what’s standard versus an upgrade.
- Negotiate. Builders rarely cut the base price, but they move on incentives, upgrades, lot premiums and closing costs.
- Contract and financing. We review the builder’s contract and compare the builder’s lender with outside offers.
- Build and inspections. We recommend independent inspections before drywall and before closing.
- Walkthrough and close. We walk the punch list with you, then you close and collect your cash back.
Florida-specific things to check
- CDDs. Many new communities are in a Community Development District, which adds an assessment to your tax bill. Florida law (s. 190.048) requires it be disclosed in the contract.
- Impact fees. Counties charge impact fees on new homes; they’re usually baked into the price, but ask.
- Building code. Florida homes are built to the Florida Building Code. The 8th Edition is in force now, and the 9th Edition takes effect December 31, 2026.
- Flood zone and insurance. New doesn’t mean flood-free. We check the zone and get quotes early.

Questions we hear about New construction
Does using my own agent cost more on new construction?
Usually no. The buyer’s-agent commission is covered on the builder’s side, so the price is the same whether or not you bring an agent.
What if I already visited the model home?
Tell us which builders you’ve visited. Some will still let you add an agent; others won’t. We’ll find out.
Do you offer cash back on new construction?
Yes. Ask us how it works for the community and price range you’re looking at.
