The fine print, in plain English

1.69% of the final sale price. That’s our whole listing fee, and it’s due only if your property sells and closes.
Already have good photos? Actually good ones (MLS-ready, as approved by us)? Skip our photographer and we’ll credit you $200 at closing.
Don’t want a sign? We’ll credit you $75 at closing.
Free CMA, before you sign. Your CMA (comparative market analysis) is included free of charge, before you sign the Exclusive Right to Sell agreement. Your starting list price must line up with it: after we review and discuss it together, we don’t accept listings at an unrealistic asking price.
Challenging properties. Most homes list at 1.69%, but a few challenging properties may need a higher listing commission. Examples include, but aren’t limited to, homes previously listed with long days on market, limited showing access, homes in rough condition that need extra TLC, clouded sale situations, foreclosures and short sales. If that applies, we’ll tell you up front, before you sign.
6-month Exclusive Right to Sell agreement, cancel anytime. If you cancel before the 6 months are up, the only fee covers what we paid for: $0 if you skipped our photos and sign, $200 if we provided photos, $75 if we provided a sign, or $275 for both. If the full 6 months pass and your property hasn’t sold (it happens, and we hate it too), you can extend the agreement, or simply let it end and owe us $0, even if we provided photos and a sign.
90-day protection period. If your agreement ends or is canceled and, within 90 days, your property sells to a prospect who was in contact with us or another agent about it while it was listed, our 1.69% is still due. This doesn’t apply if you’ve relisted with another broker and sell through them. Exact terms are in your listing agreement.
Buyer’s agent compensation is separate, and your call. Your 1.69% doesn’t include the buyer’s agent. Offering them compensation is optional and negotiable (it usually runs 2.00% to 3.00%), but most offers ask for it, and countering with none can cost you the deal. It isn’t posted on the MLS, and we’ll walk you through it before you list and again when offers come in.
You run the showings. We don’t attend showings or host open houses. You host any open houses, and we announce them. You approve showing requests in the ShowingTime app and control access to your property, and a combination lockbox is yours free on request. We coordinate inspections, the appraisal and closing.

If the commission offered is less than 3.00%, your rebate is reduced proportionately (for example, at 2.50% it is about one-sixth smaller). Estimate only. New builds only. Builder cooperation is required. Some builders don’t allow buyer rebates, and some require us at your very first visit, which isn’t always possible. We work to secure a commission in every situation we can, because it’s good for you and good for us. Contact us before you visit any community or home site. We’ll confirm the builder’s commission terms and your projected rebate, and if no rebate is available, we’ll tell you before your visit.

How your rebate is paid. If you’re financing, lenders require buyer rebates to be applied to your closing costs, and most don’t allow any amount beyond those closing costs to go to you. If your rebate is larger than your closing costs, the difference can’t be paid out. We follow lender and title rules exactly, and we can’t make exceptions at closing or outside of it. If you’re paying cash, your full rebate is credited to your purchase, reducing the funds you need to bring to closing. Either way, your rebate is spelled out on the Commission Disbursement Authorization that Firelight sends to the title company before closing.

Privacy Policy

Effective October 5, 2026

The short version: we collect only what you send us (plus basic technical data every website gets), we use it to help you buy, sell, rent or join us, and we never sell or rent your personal information. Email or call us any time to see, fix or delete what we have.

Who we are

This Privacy Policy covers firelightrealtygroup.com and its local guide pages, run by Firelight Realty Group, a licensed Florida real estate brokerage (License # CQ1074860). “We,” “us” and “our” mean Firelight Realty Group and its licensed agents.

What we collect

What you send us. Your name, email, phone number, Florida county and message when you use our contact form, email us, call or text. If you ask about joining FRG, whatever you share about your license and business.
Basic technical data. Like every website, our hosting provider (Netlify) automatically receives things like your IP address, browser type, the pages you view and the time of your visit, and measures how fast pages load.
Visit statistics. We use Cloudflare Web Analytics to count visits and see which pages people read, so we can improve the site. It sets no cookies, doesn’t follow you to other websites, and doesn’t build a profile of you.
One small browser note. Your browser stores a single setting so a fun animation on our home page doesn’t replay for you more than once a day. It holds no personal information.

We don’t use advertising cookies, ad-tracking pixels or cross-site tracking.

We never sell or rent your personal information, and we don’t share it with anyone for their own marketing. We share it only:

With service providers who run the site for us, such as our web host and form handler (Netlify) and our web font provider (Google Fonts, which receives your IP address when fonts load) and our visit-statistics provider (Cloudflare Web Analytics)
With people you ask us to involve, such as a lender, title company, inspector or the other side of your transaction
When the law, a court or a licensing authority requires it, or to protect someone’s rights or safety

Links to other sites

Some buttons take you to sites we don’t run, including the “Get Pre-approved” mortgage page, MLS and portal sites, and the Florida DBPR license lookup. Those companies have their own privacy policies, and what you give them is covered by their rules, not ours. You’re always free to use any lender you choose.

Calls, texts and emails

When you contact us, we’ll reach back out about your question. We text you only if you check “It’s OK to text me” on our contact form or text us first, and texting is never required to hear back from us. We won’t add you to a marketing list you didn’t ask for, and we don’t share your number or your texting permission with anyone for their marketing. Reply STOP to any text, or tell us by phone or email, and we’ll stop. Message and data rates from your carrier may apply.

Your choices

Email or call us to see the personal information we have about you, correct it, or ask us to delete it. We’ll do it unless the law or an open transaction requires us to keep it, and if so we’ll tell you why.

How long we keep it and how we protect it

We keep information as long as we need it to help you and as long as Florida law requires brokers to keep transaction records. We use reasonable safeguards, and our site runs over encrypted HTTPS, but no website or email system is perfectly secure, so please don’t send Social Security numbers, bank account numbers or passwords through our form or by email.

Children

This site is for adults. We don’t knowingly collect information from children under 13. If you think a child sent us information, contact us and we’ll delete it.

Changes

If we change this policy, we’ll post the new version here with a new effective date.

The Firelight Story

Real choice, outsized support and real generosity.

In 2023, the idea for Firelight Realty started percolating: how do you offer agents real choice, outsized support and real generosity? Plenty of brokerages said things to that effect, but it was more of a tagline than a mission-statement absolute.

Being reachable is a big deal to us. We pick up calls and we answer messages, for agents and clients alike. Combine that with always-evolving ways to keep more pay with our agents while still keeping our own doors open, and we feel Firelight Realty Group has found that sweet spot. We like to go a little extra. Simple as that. That’s not just words. That’s philosophy.

We’ve got the Firelight Realty side as well (we know, the name is really close). Don’t feel like paying Board and MLS fees, but still want a fully active license, not some “referral only” distinction? Sure, we’ve got that too. You won’t have regional MLS or board affiliation, but you still have that option.

There’s something for everybody at Firelight, even your pets. They too can have their own bio pages, and we remember them on their birthdays.

We put a little bit of fun, a little bit of nuance, and a lot of thoughtfulness and analysis into being the kind of boutique (and fast-growing) agency people all over Florida are glad they found. Give us a chance. It’ll be very clear this “Fire” is so cool.
