- Building permits are capped. Monroe County limits new residential permits each year through its permit allocation system (ROGO). A vacant lot doesn’t guarantee you can build, so we check its status first.
- Flood rules. Much of the Keys is in high-risk flood zones, which affects insurance, renovations and what you can do on the ground floor.
- Sewer. We confirm the property’s sewer connection before you buy.
