Keep the 95/5. Drop the desk fee.
RE/MAX made 95/5 famous, then paired it with desk fees, per-sale fees and annual dues set by each office. Firelight360 founding agents get the same 95/5 with $0 a month, no per-sale fee and one $49 annual payment that includes E&O.
Same headline, different bill
RE/MAX’s own 2025 annual report describes a recommended 95/5 split in exchange for fixed fees paid by the agent. Published office plans we found charged $0 to $400 a month in desk fees, and RE/MAX annual dues of $410. So two agents can both be on “95/5” and pay very different amounts.
On a single $10,000 commission
A real Florida example
The plan: 95/5 with a $400 monthly desk fee, $375 per sale, $350 a year for E&O and $410 RE/MAX dues, with an $18,500 cap on the split. Total paid at $10,000 per deal:
| Yearly GCI | That RE/MAX 95/5 plan | Firelight360 | Difference |
|---|---|---|---|
| $60,000 | $10,810 | $3,049 | $7,761 |
| $120,000 | $16,060 | $6,049 | $10,011 |
| $250,000 | $27,435 | $12,549 | $14,886 |
Paying the desk fee annually ($4,000) instead of monthly would trim $800 from each RE/MAX figure. Your office’s plan may be very different; that’s why we ask for yours. Board and MLS dues aren’t included.
What RE/MAX agents tell us
A $400 desk fee is $4,800 a year whether you close two deals or twenty.
Real completed its acquisition of RE/MAX Holdings on August 24, 2026. It plans to keep the brand; fee changes hadn’t been announced when we checked.
Most closings happen in the car, the kitchen and the client’s living room.
