Is 1.69% a Good Listing Fee in Florida? How It Compares to the Average, Flat-Fee and Cash-Offer Options
The listing fee is one of the biggest checks you write when you sell a home. At 1.69% of the final sale price, Firelight’s expert full-service listing costs a lot less than what most Florida sellers pay. Here’s how it compares to the other ways to sell, and what you actually get for it.
What Florida sellers usually pay
Florida’s average listing-agent commission is about 2.64%, according to Clever Real Estate’s August 2026 survey of Florida agents. Many listing agents still quote 3%. Both numbers are for the listing side only. Buyer’s agent compensation is a separate, negotiable item, and it’s separate with us too.
The math at real Florida prices

| $400,000 | $6,760 | $10,560 | $12,000 | $3,800 |
| $600,000 | $10,140 | $15,840 | $18,000 | $5,700 |

Compared to a typical full-service agent
This is the fairest comparison, because it’s the same job: pricing, professional photos, MLS exposure, negotiation and managing everything to closing. At 1.69% you get that full-service package, plus a free CMA before you sign, a QR-code yard sign, ShowingTime scheduling and unlimited listing changes. The difference is roughly one percentage point of your sale price, which stays with you.
Compared to discount and limited-service brokers
Some discount brokers advertise rates near ours, but the low number often comes with less service: no photographer, a lighter marketing package, a call center instead of an agent, or extra fees once you’re under contract. Before you compare rates, ask exactly what’s included and what costs extra. Our full-service checklist walks through the questions.
Compared to flat-fee MLS listings
A flat-fee MLS listing puts your home on the MLS for a small fixed fee, and it can be a great fit for sellers who want to handle pricing, showings, offers and paperwork themselves. If you’d rather have an agent pricing, negotiating and managing the transaction, 1.69% gets you that full service for far less than the average commission.
Compared to cash-offer companies
Instant-offer and “we buy houses” companies trade price for speed and convenience. Their offers are usually below what the open market would pay, and service fees and repair deductions can add up to more than a traditional commission. If timing matters most, it’s worth comparing their net number against a 1.69% listing.
Compared to selling it yourself
Selling on your own saves the listing fee, but you take on pricing, marketing, showings, negotiation, contracts and the path to closing yourself. Many buyers still come with an agent, so you may face a buyer’s agent request anyway. For most sellers, 1.69% buys back the expertise and the time.
