The best brokerage for new real estate agents in Florida

Your first brokerage shapes your first year. Look for real training, a way to find first clients, and costs you can carry before your first closing. Here’s what to look for, and how Firelight360 stacks up.

New agent? Let’s talk through your first year.

A licensed broker will answer your questions, with no pressure to sign anything.

Before you sign anywhere

Six things your first brokerage should give you

The biggest split doesn’t matter much in year one. Support and low fixed costs do.

A broker who answersYour first contract will raise questions at 8 p.m. You need a licensed broker who picks up, not a ticket queue.
Training on your own dealsClasses help, but 1:1 training on the deal in front of you is how new agents actually learn. Ours is included.
A way to get first clientsMost new agents struggle with their first few clients. Free leads give you conversations while your sphere warms up.
Help with the paperworkOur in-house transaction coordinator is 20% off for Firelight360 agents, so your first files are done right.
Costs you can carry before you closeNo monthly fee means nothing piles up while you wait on your first commission. You pay $49 a year, with E&O included.
A split that grows with youFounding agents keep 95/5 for life. You won’t need to switch again just to get a better split once you’re producing.

Your first year, in dollars

Three closings, two very different paychecks

Many traditional brokerages start new agents on a split such as 70/30. Here’s what that means on three closings with a $10,000 commission each.

Your commissions
$30,000
3 closings at $10,000
On a 70/30 split, you keep
$21,000
$9,000 to the brokerage, before any monthly fees
At Firelight360, you keep
$28,451
$1,500 at 95/5 plus $49 a year

Your first-year checklist

Florida steps every new agent needs

  • Activate under a broker first. You can’t do real estate work until your license is active under an employing broker.
  • Join your REALTOR® board and MLS. Firelight360 belongs to ORRA, Suncoast Tampa, RWorld and the Space Coast Association.
  • Finish your 45-hour post-licensing course. It’s due before your first renewal. If you miss it, your license becomes null and void.
  • Learn the standard contracts. We go through them with you 1:1, on real files.

Fair is fair

When another setup may fit better

  • You want a desk in a busy office every day.
  • You learn best in a large classroom program with a cohort.
  • You’d rather join a team that hands you leads for a bigger share of each deal.

New Florida agents ask

Can a brand-new agent join Firelight360?

Yes. We welcome newly licensed Florida sales associates. You’ll get 1:1 training and free leads from your first week.

Do I need experience to get 95/5?

No. Founding agents keep 95/5 for life from their first deal. Our standard split is 90/10.

What does training look like?

1:1 training with a licensed broker, built around your actual deals and contracts, plus a broker who answers when you’re stuck.

Are there monthly fees while I get started?

No. Firelight360 is $49 a year, $0 monthly, with E&O included. Board and MLS dues are paid to your board at any brokerage.

When is my Florida post-licensing due?
